I believe this group is run by knowledgeable real estate investors whose goal is to teach others about real estate investing not to sell you some class from some guru who happens to be in town.

Here is what I have.4 br 2.5 ba town home built in 2001Currently owe $215K - recently appraised at $270KTotal monthly payment (mort, tax, hoa, ins) $1450Comp rentals in area show - $1700-1850Here is where I am confused - I don’t need to spend much to get the home rent ready (>2000 at most).

I am new and my investor friend is out of town for a while.

I have a town home i brought it for 200k, and added 5k to renovate.The rent i get is around $1650.

I will explore this option in the coming days.
