You can make your own excel sheet or use the calculator here in BiggerPockets that is all inclusive and gives excellent info in your results.

There are many people on this site and in the Lexington that fit your description.

Educate her on the options and pro/cons of each and let her decide which best fits her needs/desires.

You can request the HUD property report from your agent I just closed on a HUD home and the report is quite detailed over 33 pages with excellent pictures ,.

I think it is an excellent idea to give gifts from time to time.

If you use PEX (which I suggest because it will not busy when it freezes) then after your valve just sleeve it through the concrete and go to your next available "good" threaded fitting and connect it.

I would approach any meetings as "being there to learn" and when you find someone you feel is a good fit, then you can share your position.
