Is this something I should pass on altogether even if the rest of the numbers work out? 

Only one unit was occupied recently: he passed from COVID; the owner/occupant passed a while back.

Most of the time if they are that far behind in rent then I would guess they don't have much in the estate, which in that case it wouldn't be worth your time. however, I had someone pass and I contacted a family member and they covered some of that.

Entertainment districts, restaurants, Supermarkets within close distance of the property.  

He said LLC's cause a serious problem when you want to transfer properties to a spouse, when transferring to children and when you pass away and your relatives inherit your properties.What the problem is; when you transfer properties, at least in California, to a spouse there are no capital gains taxes to pay, but when the property is in an LLC the property is no longer personal property.
