Gas valves have to be certifed that they do not leak by the manfucaturer and are double sealed.In industry gas/water/oxygen and so on are color coated.

The initial expense was higher to install HVAC than use window units at my rental, but the HVAC will last longer, I won't have window leak problems, the house won't look like crap with boxes hanging out the windows, it is more efficient so the tenant has lower bill facilitating better rent payment performance (not applicable in your case).

This partly b/c 1) I don't know anyone doing them to ask about, and 2) I've never seen the required docs in Indiana......perhaps If I saw them and studied a bit, it'd become a bit more clear for me.I'm just down the road in Fort Wayne (...and I see your properties on my Facebook FSBO + Rentals page).

The big risk with old furnaces is carbon monoxide leaks -- if your HVAC contractor is VERY confident that's not an issue, then the question becomes: Is it worth the short-term savings knowing that you'll likely get a call in the middle of the night one night from a tenant saying the furnace died?

The thought of a home turn over (painting cleaning of much larger space) or roof leaks etc... sometimes seems daunting when I currently have 1 roof for 4 units at least it is spread out.

Hi, I live in a sponsored unit in an NYC apartment building and my ceiling and bedroom walls started leaking right after Hurricane Sandy (Oct 24) as the person living above me forgot to close his taps and left for a couple of days.
