Should I use Property Mnager or Realtor to help me rent my house?

I am new landlord and have a question hope your expert can help.

Should I use Property Manger or Realtor to help me rent my house? I read a lot of post here explain how to screen the tenant, which is all good. However, since I have a full time job and hopping I can pay some one to bring me qualify tenant then i can do the finial pick.

Last year, I put a condo out for rent, choosing between realtor and property manager, I decided to use a property manager since she also manage the condo. So I figure that is advantage. Plus I figure if she is going to manage the rental for me. It will be her best interest to find a good tenant for me. Vs Realtor, the might just collect the common and don't care.

However the problem is it toke her half year to rent it out for me and it was AFTER i told her, I will take the condo back by the end of the year ( then she find some one). And originally we agree that she will let me see the credit report but until today, I haven't see it (although she did mail me the rent and deposit and told me she did the credit check, ect). When I chat with my realtor about taking long time, my realtor making the comment: will, if you list in MLS, there will be lot of people know your are renting. That seems true statement.

Any way, now I have a house almost ready to rent. It's a single family house in a much nicer neighborhood. I am hopping to rent to better qualify tenant. I am planning to manage the property myself, however I still want to get help to get the tenant. Who should I choose?

Any advice?
