I know a good cash flowing property is hard to pass up.... but the market seems on the cusp of some volatility and it's keeping my sidelined, for now.The market seems to have been driven by free money and foreign dollars looking for a safe hiding place... cough cough China.  

that my front door will be knocked off of the hinges by the PD and once they have made sure its safe for the inspectors to enter, they'll come in and take whatever action is necessary to ensure the safety of both myself and my neighbors, as well as the fire fighters who'd have to risk their lives due to my own idiocy.

My current role supports the Downstream side of O&G primarily the refineries which are making good money right now, so I should be safe for now..

Otherwise, it makes little sense - why not just use the rent to build a massive cash reserve, or transfer the funds into safe mutual funds in the 3-5% range, and pull them as needed to fund your "final" lifestyle? 

How much am I looking at paying if I want to be in a safe environment?

But where's a body to park their cash safely and earn anywhere close to the 4-5% I'm paying on the HELOC. ?

For me, I like things simple and safe, so I error on the side to always have financial backing for each deal we look at.
