But there are areas of the country where 2% is possible.

I'm relatively new to Baltimore, but as a nearly lifelong renter in many parts of the country I've never paid water anywhere I lived.

Akron's rates are some of the best in the country, plus it is close to Cleveland, making for an acceptable commute.

That said, I've only sold one house in my life and I needed to sell it because I relocated to another part of the country (it was my personal residence).

I considered this unacceptable and refused to buy any more property; I looked into building some apartments (it is a bit difficult to accomplish) and even investing out of the country (this requires 100% our money (no leverage) and is less comfortable to manage).

I do have access to funds to purchase and rehab properties, but I will check to see if they fund people from out of country. 

The student loan debt crisis is yet another crisis swept under the rug in this country.

On the flip side, are any big businesses moving out of state or country soon, is the local college closing its campus, etc?.... 

I really like Germany too, I don't speak the language, but there is so much history, not to mention just a beautiful country all around.
