I sent you a PM with some more detail - but there's really two schools of thought 1) - Low initial price (10-15%) and owner pays for everything.2) Higher all in price - (25-35%) - but you cover payment processing, consumables, photo/listing setup, pass through maintenance work, remote lock service, welcome books, etc etc etc.

I would be asking all questions about why it's been vacant and not earning for two years and focus my questions on how you are there to find a win-win, but there's a reason it's been sitting vacant and to assume those issues, it costs a healthy haircut.

I have considered renting a trailer instead (city does not restrict who I rent trailers from), but the extra effort would more than consume any savings.I suspect you are stuck with the one trash provider.
