And your thoughts on how to proceed?

This may be a dumb question - I've never sold a house before, would I need cash saved up if I sell it for the same or more than I bought it for, or does it all come from the proceeds of the sale?

I haven’t been shy about my disdain for many Realtors in this business.

He is wondering what percentage of the proceeds would be fair to pay the contractor?

If it's a property that we intend to hold and the market data shows that the average property sold above the list price within the last 6 months, we may go above the list, but we will not go above the target we've set for our business. 

I have a US mailing address with a family member and a digital mailbox for business accounts.

This will be my 14th yr in the business and I have client's who are primarily investing from out of the state and country. 

Keep in mind, you can only host open houses for listings within your brokerage. and if you go to other agent's open houses and start soliciting the patrons for business, the agent/host will not take kindly to it :) 

We found that this business just wasn't what we thought it was going to be, so we brainstormed on other ideas where we could house individuals that really need and want assistance.
