If they bring you something, be sure to communicate why the deal does not work for you. 

She says she can get me a 5.125% mortgage for an investment property and if I pay $600 for one point she could bring it down to 4.99.

we buy listed non financeable properties all the time.. so does networth or what ever other big wholesale RE brokerage in your area they are right off of MLS.. whats the difference of you bringing a wholesale buyer through the house as opposed to a retail one off of MLS.. answer NO difference.. my thought Is sellers in these instances think they are saving commission but the sales price is lowered to reflect it and many times wholesalers just rip the pants off of sellers leaving them with 10s of thousands less than they could have gotten with a property open to the market not just a wholesaler who has his own best interest at heart not the sellers. 

In the BP community, I'm hoping to connect, meet people, learn, and hopefully bring some of my own experiences to the table to build mutually beneficial relationships and friendships.  

Once I get my side finished I may even get a roommate to also bring in a little house-hacking to the mix, we will see. 

Or just bring the 3.5% down payment on the rental property and use the CHFA about year later for my family home.

Let them know your interests and have them bring you deals.

As far as fix/flip vs renting out, you have to decide if you want to make money off of this now (flip) or hold and keep an asset that may not bring much money now, but will grow in equity over time. 

I wish they were both a touch bigger for some of the amenities that brings, but they're both growing so I'll probably get my wish in 10 years.

This runs counter to some of the wholesalers here but if you bring me a deal and lie, that will be the last conversation we'll have.
