I am an investor, self managing landlord, and GC, I specifically don't Want to get a realtor license so I’m not considered a real estate professional for tax designations so when I periodically sell something, I still qualify for long term capital gains.

Depending on your strategy sites like those may be fine for some strategies, but for qualified leads you need better data or you'll spend much of your time running in circles.Also, even with the better data, it can be challenge reaching some distressed owners for  a litany of reasons.

Typically the high LTV HELOC and HEL only apply to owner occupied since you have more skin in the game to pay it back.

He seems a little desperate and kinda bugging me with over friendliness which I imagine is because of his physical challenges, I'm guessing but he seems friendly and skilled enough and we'd be working together replacing doors and refinishing/painting that formica covered composite wood stuff the boxes are made of and replacing the (horizontal) particle board.

If and when the economy corrects many smaller tenants will likely go bust (I'm not in this space but it feels like sound rationale).In a correction people will cut back across the board but the last thing to go is food and shelter so I see MF as a much safer investment.

Most lenders cap out the amount allowed on a sellers second. for example if the lender is giving you 75% LTV on the purchase they may allow an additional 5% on a sellers second leaving you still stuck with the 20% Have to have some skin in the game
