I understand the seller’s attorney’s position on that - since the contract already contains a clear assignment provision s/he wants to avoid an argument that the “and or assigns” language somehow changes or makes ambiguous the assignment provision.

There were no issues while you had a good tenant - which left on good terms and stayed for 2 years (Much longer than the average length of tenancy for Toledo standards)Bad tenants do occasionally happen and unfortunately no matter how hard you pre-screen them and how far you dig into a person’s background - you can’t always avoid the inevitable .

I anticipate being off in just about every area but know that I am particularly struggling with the cost of estimating the rehab (even just ballparking it) as well the financial aspect of coming from an initial source of capital (i.e. a hard money loan) and transitioning to a lower interest amortized one.Thanks in advance, can't wait to see everyone tear it apart!
