I also understand that you can just skip the HELOC altogether and simply pay extra mortgage principal or you could also get a HELOC as a backup and then pay extra principal out of your normal checking.

Have put a lot of work into it, new flooring and paint throughout, got rid of the popcorn ceiling and did the flat painted ceiling, new interior door handles and stuff like that, updated bathrooms and nice open floor plan, and totally redid the exterior and increased the curb appeal ten-told.

I'm assuming that is side by side units and not one above and one below (which those tend to be described as two flats).But could it be that there is a roof leak above that bathroom?

Even with flat or slightly downward prices, the flipper believes he/she can get in and out in 3 months and come out just fine, but the seller can see no end to the potential drop (especially those still affected by PTSD from the last correction.)

Some people are going to want an equity stake in the profits, some would be fine with a flat fee or a debt deal.Broad advice, keep it simple, and do it on a deal-by-deal basis (or at least, a "raise-by-braise" basis).
