First deal, buying two flat for rental, best finance options?

First post here.....really have enjoyed the site so far.   Looking to finance two flat purchasing as a rental.  So far, it looks like 25% down is standard since I won't be living there, but what interest rate should be expected with excellent credit?  What are normal closing costs and fees (appraisal/attorney, etc.) for a $220K purchase?  Both units are currently rented until next summer.  Any help will be greatly appreciated......
