Start going to lots of real estate gatherings (even the ones that may not be exactly where you are geographically or professionally -- lunch at DaVinci's this coming Tuesday in Decatur?)

Don't get discouraged from working with wholesalers because of what other investors have experienced just do your diligence to make sure the numbers are accurate and the wholesaler actually holds the contract on the property of interest. build your database with those good guys out there that know how to get deals done and you will succeed ; )
