That is unless you do some sort of value add such as purchasing a home that needs work at a below average price, buying in a growing area, or adding square footage through a garage addition, etc.

Not to mention I had to remove the property’s listing with my real estate agent because they were smoking in the unit during showings and also said they couldn't help but have their moving boxes stacked everywhere (making showings near impossible, the boxes could have been placed in the basement or garage)...so annoyed.

Our inspector said that it was possibly a garage that was converted to a livable unit...there's a kitchen, brand new electrical panel, bathroom etc.
