I could wire an entire new residence for you or gut an old one and completely redo it to a professional, modern standard and code. 

The property needs to be VERY similar in square footage, layout, garage, beds, and baths. 

That is unless you do some sort of value add such as purchasing a home that needs work at a below average price, buying in a growing area, or adding square footage through a garage addition, etc. 

Not to mention I had to remove the property’s listing with my real estate agent because they were smoking in the unit during showings and also said they couldn't help but have their moving boxes stacked everywhere (making showings near impossible, the boxes could have been placed in the basement or garage)...so annoyed.  

Our inspector said that it was possibly a garage that was converted to a livable unit...there's a kitchen, brand new electrical panel, bathroom etc.

I have a garage full of losses, or future uses, but sometimes that I need to throw away too.

When I found my realtor I explained it to him like this: “because of modern financing challenges for investors here in Canada I promise you it will be 5x more of a pain in your arse to work with me.

I personally replaced the garbage disposal, all light fixtures, outlets/switches, toilets, and garage door springs.

Currently, contemplating about possibly converting our 2 car garage into an ADU to create cash flow.
