Some questions about brrrr

Can I hire an appraiser to let me know how much the home will be valued after the repairs are done, before I actually by the house? Can this be a part of my due diligence?

In order for me to do a brrrr, does the property need to be 100% vacant?

How can I truly find out what the ARV is going to be?

@Simon Obas The simplest answer to your question is RESEARCH. You find the ARV for a property when you look at SOLD comps. It's not rocket science. You could do it yourself or connect with agents to help you. The property needs to be VERY similar in square footage, layout, garage, beds, and baths.

Don't waste your money on hiring someone. If you can't do it or find agents willing to help for free you're not ready to make offers. A realistic value add BRRRR deal requires blood, sweat, and hopefully no tears.
