But because I want to reduce as much setback as possible on my first wholesale deals it would be nice to have somebody in the Houston area that would just help me a bit on the way or even JV on a deal, for an exchange I would give a pretty good amount of the profit.

One was specific to a deal near the University of Houston recently changing hands and another more general one talking about how the deal volume for student housing is near record numbers.I have had a student housing deal come across my plate previously and it was actually one where the owner had tried to convert from conventional MFH to student housing, was not successful, and was in the process of converting back.

That's the voice of experience :grin:  After years of going to these presentation (even flew to Houston back in '96), I've come to my conclusion that the WHOLE story is never clearly told.

@Nicholas Baughman I have a lot of family in St Louis, MO and Dallas, TX, so the main cities I'm looking at for turn key are:  Dallas, TX; Houston, TX; Kansas City, MO; and Chicago, IL.I've considered Detroit because I keep reading a lot about the rebound the city is trying to make, but I'm not sure I'm ready to take a risk there quite yet.

Ideally would like to begin investing at some point locally in Houston (open to area but I live in the north east side), but also looking at Utah (SLC and Ogden areas) as we will be moving there sometime in 2018.
