My purchase is still a good "deal" IMO but these tax implications make the CoC return look not quite as rosy.I also listened to that episode and it helped me think less frantically about getting a "deal" and instead thinking through the market in which I'm purchasing.

It was a HUD home and also on the market for quite a while.

Quite frankly I have no idea where a triplex fits into that, but I don't recall ever seeing a triplex in Round Rock.

If not, it is quite possibly coming from one of those. 

I wa told that i should reach out to the local contractors , investors and real estate agents.I understand why i would need to do this...but i am quite puzzled as to what type of questions to ask so i can properly get an idea of what type of market it Id be dealing with if I decided to invested there. any ideas?

I have been told to stay away from cold weather locations because pipes freezing during the winter, which can get quite expensive.

That would allow me to broaden my search quite a bit!

So many people are afraid of failing, and/or quit when these situations arise, so good job of not letting that get in your way.
