As a newbie of sorts in the RE investing arena,  has anyone out there in BP world had any experience, good or bad, with the Clever Investor "Fast Track Profit" program ?

Meaning that even if we shoved into one of the energy efficiency programs out there that go for higher LTVs, we'd still be stuck with PMI, it wouldn't make sense, and it would have taken an appraisal fee and a bunch of hassle on her part to arrive at that conclusion.So, I told her to take the $14k @ 8%.

I would strongly recommend looking into The Dave Ramsey program.

Although FHA is a government-assisted program for homebuyers, banks are still required to insure that the homebuyer meets certain requirements.

There are down payment assistance programs too, but those are also usually limited to single units.  

Check in with the office that administers the Section 8 program (usually the local Housing Authority) and find out if there's anything different you need to do because the tenant has a Section 8 Housing Choice Voucher. 

I'm aware reverse mortgages are for people who are 62 years old and older but is there any other program or something similar to this for people younger than that age?  

Hi @Tony Roddenberry my husband and I bought property through tax sale on courthouse steps some years ago, waited redemption period of a year, built a house on it and sold with help of city's first time buyer program.

I traveled for many years and didn't utilize the advantages of miles and points programs.
