You can usually screen out the bottom of the barrel just by forcing them to fill out an application in your office, telling them it must be complete with references from prior landlords, and show them your screening process.

His inability to give me the key is going to force me to rent a box from the usps.I am just wondering if, when the lease runs out and I leave, this is something I can tack on should I decide to take him to small claims court (I'm already expecting to not get my deposit back even though the place will be better after I leave than when I arrived).

This has been a wonderful experience to get into the real estate investing world, learn quite a few things about investing and about myself, and strongly suggest living in your first investment with friends if this is a feasible situation.There have been some emergency repairs, like a water pipe breaking in the ceilng of downstairs right above the tv, and I was able to fix it that day, and other things have come up that have forced me to learn different things that I need to know if I am going into real estate moreso in the future.

It basically allows the homeowner (mortgagor) who owes money to the lender (mortgagee), to sell the home or condo for less than the amount owed to the lender.The benefit to the mortgagee is that the lender gets to cut losses, which would be much greater if the lender is forced to foreclose on the property.

$26.6K per door on a fully stabilized class C in TX sounds pretty good Rich, congrats.As you know, I go for the non stabilzied as I like the upsides so I can force appreciate but anything under $30k per door in a decent TX neighborhood with above 90% occupancy for last 3 years is a good deal in my book.
