@John Moran, Brandon Tuner's The Four Square Method vid is the simplest way for a teenager to digest real estate investing.

In the meantime I want to learn how to find leads via public recorders (or any other methods that can be done with no money) so I can start sending out direct mailings. 

I've seen that some people use this method as their ONLY form of advertising and it's become more successful as the months pass.

Trim bushes, mulch garden beds etc.

Reg S is another method to consider when one has international investors in mind.

For those who give gifts - gift cards, baskets, etc...what is your method of delivery? 

If I am not sure on the vehicle or have to ask then I likely don't know the method well enough. 

As far as renting your house to your corp for 14 days for business meetings.... you've still got to have arms' length transactions and this also would not pass the substance over form sniff test.If you know investors utilizing these methods...
