They do offer quick close and no stress, but they will offer you quite a bit less, because they aretaking the risk of the property not selling and having to maintain the costs on it while vacant.

They can most likely help you but don’t just look at the tax return cost -use your CPA for planning and expertise and take some  of the stress off yourself.  

Something I've tried to bear witness to again and again here on BP, but never quite seem to get across, is just how much stress this life can put on your personal relationships.

@Shaun Morgan I have commercial loans because my properties are in an LLC and I dont have to stress about DTI ratios.

I would be more interest in the "eject button" assuming something goes wrong.  

I also know how much I have to manage her stress, which may be a tall order.

As I am going into project managing in Real estate flips for a group of investors, I can def speak on our behalf that it is definitely a great help for you. we take on any stress that any flipper/owner will go through when it comes to bidding, estimate with different contractors that is difficult to put a trust on (if you don't have much experience on that area of telling who you can actually work with).

don't stress about payments. 

Her friends and co-workers at the schools would struggle financially while we are able to live a comfortable life without stresses on how we will fund college or retirement for our children.
