We want to get a mortgage on the property after completing some deferred maintenance so we can rinse and repeat. 

If you want to start with a home for yourself, I think condos and townhouses are safer first personal investments because all of the maintenance is not on you and some is covered by your HOA fees.

That means we use it for repairs/updates/maintenance or we use it for future acquisitions.

I am not even sure if you saw the property, had an inspection done to find any deferred maintenance or safety related items.Get your learning curve up fast 

The property still needs lots of maintenance and has been quite tiring to manage (tenants very needy/house having issues frequently) and I'm ready to sell.

I recently purchased a mobile home as an investment property and there's a lot of maintenance that needs to be done throughout the year.

I plan to manage using a landlord app (currently looking at RentRedi) to help with listing, tenant screening, rent collection, maintenance requests, etc.
