The reality is California markets are outpacing the NC markets over the long haul.

Nobody really wants us, till they need us.The reality is without understanding the true power of leverage and having a scalable business model the landlord will run out of hours in the day before they reach their goal of wealth, this only happens with leverage of people's money as well as other people's business and systems.

I believe Lubbock is a great town to invest in RE, I have one SFR (buy and hold) myself and planning to get more but just be cautious because there are some areas that can look really good on paper but the reality is different. 

  - Install a new 32" vanity and medicine cabinet (there is a wall mounted sink with separate hot and cold water taps now).- Reinstall the same toilet. - No plans for a tile wainscot on the wall because of cost.

Are there red flags in wholesalers' estimates that make you realize their deals aren't based in reality?

In reality, my properties usually perform 20% above Airdna's estimates.   

if you want to be in charge it's quite the learning curve but nothing that can't be accomplished without sinking time into it. 

I just get concerned when I hear new investors talking with sparkles in their eyes about how low end real estate investments are going to solve all their problems, when in reality it will add a lot more problems in the short term than it resolves. 

If you get photos that show a very messy property don't let the emotion around that dismantle the reality of situation.
