I get annoyed with the guru-motivational speaking-hustler types that give you half an answer and make you pay for the next half, any guru that promotes a cruise ship seminar or bootcamp for thousands of dollars, guru's who don't actually invest in real estate for their main source of income, guru's who are regurgitating the same material and selling each other's stuff through affiliate programs, and such.I would follow my mentor's guidance and direction, master it, then conquer the world. If I made $20k a month then I would position myself as owner, not owner operator.

Not sure how I got negative points probably deserved it at some point, I am more careful now in how I promote myself online at forums.I did not post rates here since if I did then I would look like I am blatantly promoting myself so, chose not to disclose for fear of negative feedback.Feel free to contact me and I will share the terms and rates, it just seems this was not the place to advertise my rates for my lenders.I am not a direct lender but am a independent financial loan broker specializing strictly with hard money, private money, and now transactional funding as I am always on the hunt for new sources of money since money has a funny way of running out with lenders, so I am always on the lookout for new lenders who will fund loans to my prospective borrowers seeking loans.

Add to that that women aren't socialized for self-promotion (partly because most of us have bigger fish to fry than fluffing up our egos), so we're not clamoring to get on the mic.

If you'll allow me to rant one more time about this fact...The difference between the Pro and the Almost Pro account is 100.00 a year as the PRO is 150....IMHO everyone who reads, learns, is obsessed with, has BP saved as a favorite, home page or has their password saved in roboform should spend the buck fifty a year and promote the site. After all the amount of free crap around here is crazy and worth a ton more then 150.00 a year..What is 150, four dimes and a penny each day.

You have to be mindful of the same things, how you can go above and beyond, establish an edge over competition and possibly even promote repeat business.Believe it or not, you will be more successful if you think less of your success in possibly closing the deal and more on providing a solution. If at times, a homeowner tells you a particular offer from another sounds good enough for him and writes you off...it won't hurt for you to agree and maybe even enlighten him some of what he will be getting into.
