Direct Mailing Campaign

When it comes to direct mailing and sending out post cards, what are good authentic ways to attract a motivated seller to call you?

Do you get better results from handwriting your messages every time?

And what should your message say?

for example, is "Hi, I am interested in purchasing your property located at 123 Main St. If you are interested in selling please give me a call at 1111111."

Should more or less be added to the post card.?

 Good to meet you..

When using Postcards a combination of typed text and handwritten text tend to be the best for uncovering motivation. However it would not in today's market be my first send. It would be send 2 and send 4. and the size and colors will vary. The first would be a small 4x6 and the next would be a 5x8. Colors would be pink for one and yellow for the other. 

The other pieces would be Send 1 Naked Yellow Letter 1, 3rd send thrifty Letter 2 send 5 would be typed and send 6 would be a zip. 

Remember most anything will make the phone ring so be ready for your calls and have your script down... I use the following to great success. 

Hello this is ______ with I Buy Houses I am calling for _____ or hello this is _____ with I buy Houses if live answering. then 

  1. Do you have a house you're hoping to sell? If the caller responds with a "NO" to the above question discontinue the call.
  2. Is the property listed with a Real Estate Professional? If listed discontinue the call.
  3. What do you think your house is worth in today’s market? If the caller doesn't give a dollar amount then mention to them that you really need a number in order to help them" Invite them to call you back.
  4. What amount… (Pause)
  • Sellers Name let me tell you a little about what I do. I buy houses like yours all the time.”
  • I pay all the costs – things like Real Estate Commission - Title Insurance - Escrow Fees - Transfer Tax - Termite Clearance - Roof Certification – the list goes on and on..
  • And I buy them in an “as is” condition. I am going to assume the responsibility for all of the needed repairs – whether I have seen them already or not.
  • One of the positive factors about selling me your house is that you can stay in it for as long as you need to and I can get you your money on the date of your choice.
  • I will pay cash when I buy your house so you can have the peace of mind of knowing it’s sold not only sold, but sold to someone who can afford to buy it.”
  • Believe me, there is nothing more frustrating than seeing a deal break down in escrow. That isn’t going to happen to you.” Isn’t that really what you want?

5. So knowing how I will buy your house what were you hoping to sell your home for, the net amount that you would receive after the loans and costs are taken care of. What I call the walk away money?
