I would suggest reading the PM's review online before hiring them.

However, do bear in mind that houses that are selling for 10-15K over asking price are being sold to RETAIL buyers from sellers who could afford to spend the time and money to get the house in tip-top shape to sell and who have the luxury of waiting for the sale to close.

Great tip and it really does give a clue to what kind of agent they are.

What are some tips for either where to find more information (I don't mind putting in the work to learn I just figured rather than do a basic search I'd rather get trusted resources from you lovely Pros) or tips you have for moving forward?

Normally, online advertising has been all we needed to get the word out (to non-seniors) but I'm getting a lower than normal volume of calls. 

I use Roof which I'm super happy with—pay rent online, message your tenants through it, really good mobile app too.
