I have my eye on a couple 4-5 plexs though there is a couple 10+ out there but I'm thinking they wont be worth it atm though i still haven't run real complete numbers on it yet.

I've had what you mentioned happen just a couple months ago, and at various times in the past. 

A couple of suggestions: First, I would reach out and begin networking with folks from the local KREIA group.

I then want to renovate it, rent it out, then sell it in a couple years. 

I might rent out a room in the house once I get a couple of bedrooms a bathroom and the kitchen finished.I will move out and refi to get my initial investment out once I'm finished with the majority of the rehab finished and then rent out the entire property.Hopefully by the time that's complete the market in my area will be more forgiving.

There's a couple things to consider when trying the different methods of real estate investing (buy and hold, flipping, note investing, etc.) 

I only looked at a couple.. had to close it out. 

We try to do a couple of simple wholesale assignment deals every year inside a Roth.

For a couple rentals it seems to work great.
