She's been losing money on a small apartment complex for 10 years and can't find a buyer at any price because it cannot have a positive cash flow in her region.

If you can explain how the politicians lose by letting this progress, they may change their mind.With that said, my hunch is that Biden won't care.  

Some are so short sighted on "traditional" real estate, they can't think for a moment about other opportunities.

I'm going to digital entry (four students, they lose keys a LOT) and smart home features (like turning off the HVAC when doors and windows are open because students are apparently idiots and do, in fact, air condition the whole darn neighborhood), plus a few exterior cameras. 

If the property is losing money, I wouldn't touch it - unless there is a lot of land that you expect to build on and there would be value there.  

You don't want to be in a position where you have a great deal locked up and you lose it (and your earnest money) becuase your "low fee" lender can't perform. 

You may lose this tenant but don't worry, plenty more where they came from.Also, our experience tells us that tenant agents do nothing other than show the home. 

Most businesses lose money the first 2 years they are open, then eek out a profit in year 3 before settling into profitablity. 

I don't want to lose this deal so I intend to get it under contract and then look for partners for at least 20% of the deal.
