I get the concept of analysis paralysis - but maybe it is 'analysis-not-making-sense-icus"... to invent a new term.I think beginners need to realize that the real estate market is cyclic.  3-5 years ago both properties and money were cheap.  

For me it is the money and I paint myself but think hard about that in your situation. 

Without the resources to spend the money and time to find off market deals, do proper due diligence, and to fix the problems that will come from "deals" that likely have issues preventing them from going to market, it's an uphill battle for most.

If you could add value by bringing in money for them, that is a great place to start.

It's a great way to increase your net worth and these loans can also be used to pull cash out of a property as it appreciates allowing you to reinvest money into new deals.Happy to connect to discuss further. 

WTH you talking about, ok this post it ridiculous.That is the reason looking for expert opinion before putting any money. 

You also could look at a line of credit on the property and pay interest on the money as you use it.
