@Wayne Brooks  exactly thats whats great about tax sales in CA..... we have bought literally 100's upon 100's of tax sale properites in CA over the last 6 decades.. ( my dad started in the 60s).

But, for somebody that has the time and means, I would imagine you would just go back a decade (technologically speaking) and send them a contract/policy to sign manually and fax back along with a deposit for damage protection.

That is what experienced syndicators decades and decades in the business have told me or they will not touch it as too much aggravation for the returns.Some of my friends have their securities 7 license and they tend to go into detail with me on the phone about how the DST's work.Someone comes to me with a 1031 we look at their tax implications for a failed exchange ( their tax accountant runs an analysis).
