Are you under contract, or did you just find a deal?

I am putting a property under contract and would like to get some recommendations on reputable GCs in the area. Anyone have a recommendation?

I also have contractors coming in to provide some much needed exterior updates. 

I think the rent is already pretty in line with the market, but of course my property taxes go up a little every year, contractors charge more, and my HOA fee did increase this year as well.

It's been vacant for a few years. no radiators. the plumbing pipe condition unknown.I contacted 3 HVAC contractors. 2 recommeded mini splits. 1 suggests gas heat pump.I found some discussions on BP about mini splits with favorable experience.
