Typically seller pays for buyer agent commission, so it wouldn’t come out of your pocket...That said, as a general search you could look for homes in a 1 mi radius with the same number of bed/bath and within 200 sq ft of your place.

As for renewals, I've also crossed out any mention of commission in any rep agreement, no matter one man shop brokers or the likes of CBRE.
