I suspect our inventory is going to catch up over the summer, but there's fierce competition for 'deals'.  

There are 2 bathrooms in it, so I started on one, and while I let things dry or cure on the one, I am hopping to the other (See the photos)This past week I completed the entire shower pan and plumbing system for the first bathroom.

The catch is you still are going to need money throughout the process and you have to be prepared for those costs such that depending on the totality of the terms a 90% lender could cost you less throughout the deal than a 100% lender.

I needed surveyor work a bunch of photo documentation and measurements of ADUs around the neighborhood showing that there was precedent for the zoning infringement.  

When tearing out the carpet, he uncovered the photos below.

They did say that sometimes banks will check up months from after closing and if they catch you that it is still tenants then they will require you to refiance back to investment property.

I photo copy what I want to put in the book and I put in the information for each appliance, features, how to operate, anything that I want to stand out, maybe safety issues I highlight. 

What do the photos tend to look like?

Are their listings detailed with good quality photos?

It’s just setting traps (and disposing of the “catch”) and more importantly, find the places they are getting in and seal them up.
