Improving Tenant Experience ideas

We have owned and managed rentals for several years, however we are looking to improve our tenant experience especially with day 1. Do you use Welcome Letters and Folders for handing over the keys and day 1? I have heard some people have a small gift waiting for the tenants on move in day. We are continuing to try and improve this experience and any ideas welcome.

    My welcome package includes various handy items. Everything from the dollar store. Only 2 are not optional; felt pads for legs and picture hanging kits. Other than that, soap, some batteries AA & AAA & 9v, notepad pen dishwasher tabs a smelly candle dog treats poop bags TP paper towel a colouring book/ crayons if they have a kid some Lysol wipes and such. $20 gift certificate for pizza joint hand written “moving sucks, this may help”. On site staff knows, on trip down every aisle, only 2 items essential. 20 minutes and $40 later they are usually blown away. Some still send Xmas cards too.
