My biggest concern is not having enough of a safety net for that second purchase. 

The name dropped in that context wont be one riddled with overlays pertaining to rental income.

The owner of the property should be the named insured.  

All you need is your name, number and what you do.

@Joshua Feit my biggest tip would be to make sure all of your numbers work assuming you long term rent it i.e. don't rely only on STR revenue in your analysis. 

All occupants must be identified to the POA.I have tried to no avail to have them understand that if we put the property in a Trust and named my daughter as the beneficiary and she was identified to the POA as the trust beneficiary she can occupy the house. 

To go conventional I would need to put them in my name and out of the LLC.

I know there have been some blogs with that or a similar name. 

So I've been strategizing how to start my RE profile in the next year or so, but the biggest things is saving to get that 10-20% down..
