We're vertically integrated, and every time we add another deal, that means hiring staff, and possibly growing the back office.If the focus is on equity and PPU (profit per unit), then self managing woud be ideal.

It could very well be the route that is "cheapest" now, ends up being substantially more expensive down the road.If the costs above are not worth it to you...maybe pass on the LLC and get yourself a good insurance policy, and maybe an umbrella policy personally.

For illustration purposes, the majority of investors who post on BP will move the property that pencils as a true BRRRR to the front of the line over the better situated asset with better fundamentals merely because they receive 100% of their invested capital back as opposed to 90% (again numbers are merely to illustrate a point).

Grant programs also come with strings attached much of the time, so you need to really understand what you are getting into there and if you will need to pay any money back if/when you move.I have a client currently under contract for a three-unit in Brighton Park, who will be able to live in the one-bedroom apartment almost for free (I think with utilities it's going to come out around $300/month).

the title will be transferred to a land trust" is called deception (an attempt to hide the transfer)You should never do anything in real estate that you have to hide, it always comes back and bites you, maybe not in 2024 but at some point in he near future, that fact will play a role in trying to keep the property.
