The type of property as well as debt coverage and the income it generates all come into play with a full doc commercial property, but not so much with a no income verification loan; yes, they're available on commercial loans.

Conventional rates for investment properties are the same rates as DSCR. until recently ....... up to 2022 all my rental mortgage is still 2percent something, a no brainer.I agree DSCR looks interesting right now, but because the purpose of my investment is to make money, I would rather put 25k into your HML fund rather than putting 50k as downpayment for 4% cap rate MF with rate of 7%.

I live in Murfreesboro, and some of the multifamily seems extremely high to me, but I have talked to out of towners where the prices are a no-brainer.

So sort of implied with #1, we want a sandy beach, not OVERLY crowded.Would LIKE to keep price to $250k or less but flexible as long as we’re convinced it’s a “no brainer” for eventual appreciation and ease of selling.

If someone is a no show, they don't get a second chance, no exceptions.
