Am I just looking for bandit signs?

What are some due diligence questions before signing an agreement?

(I have however signed up for the Robert Kiyosawki free 2 hour 'intro course' on Friday in Kanada (Ottawa) Ontario on Friday if anyone else is going there).Best think I would think would be to get active in the forums, try out the calculators to see how they work, if you are excel savvy, you could do up a base estimate sheet fairly quickly.

I signed up because I like how it walks you through the whole deal.

I'm a licensed agent, just signed on with a broker, and also started marketing for the wholesale business about 6 weeks ago (no deals yet, but lots of leads and learned a lot).

He has built a very good reputation in this area and his company (Bridge/Bridge Management) specializes in turn-key investments. 

Our plan is to buy and hold, live in it a few years, do some rehab and the eventual goal being to turn it into a long term rental property.  

We sign a contract with his LLC company name and everything seem to be in order. 2 months later and the job was never finish, he had hire a street worker that knows basic electrical which I had to help him wire the whole house but he himself never showed up.

I also have plans on turning my company into a brokerage, is getting an agent license a prerequisite for that?

We actually just agreed on a price and sign the P+S.
