You could pay 65K for a 45K house in memphis and be in trouble but providing you find a reputable company and do your own homework on location generally the lower cost property is often going to be a poor investment.Before we did our own acquisition we were marketing for a turnkey and sold a lot of homes in the 35 to 60K price band.

**Note** - Wholesaler B needs to have some type of agreement (written/verbal) with Wholesaler A to do this.Meanwhile you, Wholesaler C, see the property (by way of Wholesaler B) and want to wholesale it to your buyer's list or you have a buyer in mind.

Cash on cash returns are 4-7% in A class areas. 8-12% in B and 12-25% in C/D areas.The 25% returns look great on paper but they are high risk properties that can come with a lot of issues.Buffalo can be a great place to invest if you get a good property with sounds mechanicals in a good area.

If the second property came through the MLS drip from Agent A and also came in from Agent B, and you buy it with either of them and not the other, they both may have a claim to a commission on that purchase since they both have a claim to procuring cause by sending you the listing.
