Speak to people who have owned for a few years that have achieved some scale (50+ units) and they will tell you the pros and cons of your area. 

I have done a couple of joint ventures, borrowed private money on several occasions, bought many manufactured homes and worked with several bird dogs that found me mobile homes just to name a few.

By small scale, I mean fewer than say 100 plants. 

The investment has to have the scale and size to stand on it's own infrastructure without my daily involvements or filling in under emergency situations while still meeting my profit goals.
