I have been able to relate to a lot of others' postings about what they perceived from the Rich Dad Seminar also. 

Plan for 10% vacancy, maintenance, higher taxes, insurance, cap ex to renovate, reserves, management fee 10%, utilities unless individual metered.

If it were easy to explain where home prices are going we would all be rich!

That was my first RE deal after attending a Rich Dad seminar with a buddy.

My roommate gave me a copy of Rich Dad Poor Dad and said I had to read it!

Maybe it depends on the individual asset mgr....sometimes they don't have a value and just bid the FJ, and sometimes they bid a reasonable number. 

But like others have said sometimes there are savvy or affluent individuals who are looking to liquidate for one reason or another.
