Always remember to do the math analysis on your selected prospects and try to look at the subject property if improved before you make an offer or at least have a clause that allows you the time (usually about 15 days) to make a detailed inspection of the subject property and possibly back without a penalty to hurt you, if any.

in this market im trying to figure out the best way to get more listings.... i am 8months into the business and dont mind at all picking up the phone and prospecting for buyers......i used vulcan7 to call fsbo and expireds every morning. the problem is that there is sooo much competition.what do you think of the old expired list from say 2010?

Just make sure they have experience in what you do, are trustworthy, and local.Always remember to do the math analysis and try to look at the prospective property before you make an offer on the subject property or at least have a clause in the sales contract that will allow you some time (usually about 15 days) to make an inspection and possibly back out of the deal without a painful penalty.

So is looking at prospective homes before you make an offer or at least have a clause in the sales contract that allows you some time (usually about 15 days) to make an inspection on the subject property and possibly back out of the deal without a penalty that will hurt you.I have been in the construction business since I was 17 including those college years.

Naturally you like the higher rent this prospect offered, but I wonder if you should advertise the unit at a higher rent -- perhaps $1700 is below market -- and wait for a stronger tenant (without a dog and three teenage sons).
