Had they said that they would ease us into the $45/mo plan, we likely would have stayed. 

Areas to stay away from are the pocket south of Cooper street and east of Broad st.

I had a girlfriend come stay a few nights to avoid that. bosss got mad and fired me cause his new helper had nowhere to go .. rent is due tommorow, the landlord , my bosses friend showed up lastnite with the local police, told me " the lease is expired , you have 30 minutes to vacate the premises, or you wil be arrested for criminal tresspass. the cops backed him up ..

Even the most inept landlords typically do not let the tenants stay without paying rent since 2012.

If I sell, I need a place to stay :), so do I invest in a SFR to rehab and then rent or multi-family for a little hacking?

I was able to do that numerous times during my estate building years.Once you are able to answer many of the questions I stated above as to risk tolerance etc., it would be easier for others to give you suggestions as to which way they would go.
