I'm an agent so I can sell it with just a 2.5% co-op fee to the buyer's agent.Check this out:Obviously I hope to clear more than  $5,200 but these number are conservative and worst case scenario I can rent this place for a nice cash flow if the numbers look bad when I'm done the rehab.

@Etahn Smith In Bergen County having laundry on the premises is a nice value add and a great selling point, just be sure that the machines stay in good repair and that the ratio of machines to tenants is favorable to avoid tenant disputes.

IE if the additional premium is $50/mo but you can charge $100/mo more in rent because someone w/ a pit bull won't be able to find a comparable property that will accept that breed, its a pretty nice return.

So your architect should provide this.Plumbing - Bring your architect a nice lunch and smile and they can help you sort this outHVAC - you may need to pay a small fee to get an engineer on board (or maybe not - ask your architect)Electrical - if this wasn't part of your initial contract with architect you will likely have to pay extra for this.

If you want to rent do you want current cash flow or do you want safer areas with more appreciation potential.Pigtown is the closest area to downtown that is still inexpensive but currently it is not very nice area.
