It’s not perfect but it seems to actually match up fairly well with the closed rentals my agent has sent - in terms of neighborhood etc.

Dumb people tend to live in lower quality neighborhoods.

By yourself and neighborhood safety a concern?

These houses are often tucked in neighborhoods of 3/2 houses that have great $150-200k comp prices and usually a few flipped houses to compare to. 

I visited Riverside a week ago and looked at the neighborhoods.

. :)    But seriously you need to know your neighborhoods.
