Hi My name is Michael P. Delaney and I have been investing in real estate since 2009.   I had a slow start but started ramping up my investing in 2017 and since then have purchased three rental properties for a total of 6 additional doors since that time. 

Im working towards having my rental NOI cover my personal monthly expenses. When Im purchasing deals I'm having a hard time breaking the $200+ per month NOI. Right now I'm netting just under $1500 per month after all expenses for my units... I have a bunch of ideas but would like to scale or lean out my real estate portfolio/expenses so that I can 10X that figure by the year 2022.

I currently am a partner in an insurance brokerage and have been in the insurance industry since 2005. This is how I source the money to invest in real estate deals. Since the insurance business is a great a residual income source my goal is to be able to set the right systems and people in place so I can step away from the insurance business by 2026 and focus 100% on real estate investing.
