You would need to establish that the seller either intentionally, or negligently failed to disclose a "material" fact.

The amount of money that comes in from out of state and is spent there is huge in the rental housing sector.you add up all the turn key guys there and I bet they are moving hundreds of homes a month in that one market.so that a couple hundred rehabs .. that's investors flying in staying in hotels eat ribs etc.its the trickle down effect. and with the internet and marketing the way it is its truly a global market.. 

I was wondering if you all had any advice besides scouring the internet and reading as much as possible.

.😊  I calmed down and re read the contract again trying to figure out what  to screen grab for you and found that the home inspection clause box IS checked- which discusses inspection for material defects.  

My mortgage broker also told me taking out this rehab loan is also going to raise my interest rate around 0.25%.What I am trying to do is cover the parts of the rehab that don't take so much labor, and purchase the materials and DIY for the other parts that are more labor intensive.

Should labor be evaluated based on material costs? 

Years of speaking (even keynoting) at national internet marketing conferences, and hiring dozens of digital marketers, I hear a lot of game - people who can talk all day, but when it comes down to it, can't deliver.

Cable, internet, security.Do they want you to furnish it?

Then of course there's cell/internet/gym membership/insurance/wife's haircuts/etc all the other closer to fixed costs
