If you have an FHA loan on the Duplex you need to have lived there for one year.

She paid $115,000 about 7 years ago, and lived there up until a few months ago. 

I live in Boston and have a SFH.

I preferred a duplex, but the market was too hot for me to compete so I bought a big house and converted it to multiple units so I can live in one and rent the rest.

She is now looking to sell, but her daughter lives in the home and basically told her mother that in order to get her out, she would need to evict her.

One thing I wish I had asked before I submitted offers on out of state properties was have an experienced investor or unbiased party (not anyone on the agent's team) do a very detailed video tour of the property and pay them for their time.

We don't really want to go back to living in an apartment or multi-plex at this point in our lives.
